What to do with a parent's house: an estate cleanout guide for Calhoun County

Clearing a parent's house usually comes at a hard time and on a short clock. Doing it in the right order keeps the important things safe and leaves the heavy part for last.

The short answer

Work in this order: secure valuables and documents, let the family choose, donate or sell what's left, clear the house, then sweep. The first three are the family's; a cleanout crew handles the last two. A whole house usually lands in our full-trailer range, $450–$750, with the exact number before anything moves.

If the estate is in probate, check with the personal representative or an attorney before removing anything.

  1. 01

    Secure valuables and documents

Before anyone starts sorting, go through the house for papers and small valuables: wills, deeds, vehicle titles, account statements, keys, jewelry and photographs. Move them to one place, or out of the house with one family member, so nothing important is in a room that gets cleared later.

How we handle it: If the house has a boat, camper or trailer, keep its title with those papers: we need the title in hand at pickup for those. And anything you find late, even on the way to the trailer, we stop and set aside.

  2. 02

    Let the family choose

Give everyone a set window to walk through and take what they want, and agree on how to mark what's spoken for. It's slower than it sounds, and it's the step people regret rushing.

How we handle it: Tell us what stays and we work around it. People change their minds during a cleanout on every job, and that's fine: anything you flag gets set aside.

  3. 03

    Donate or sell what's left

If there's enough of value for an estate sale, hold it before the cleanout. Whatever doesn't sell is what the cleanout clears.

How we handle it: We work around estate sales and closing dates. Usable furniture and household goods go to Habitat for Humanity and other local charities as part of the cleanout, at no extra cost. Hospital beds, lift chairs, wheelchairs and walkers are donated locally when they're usable; working mobility scooters too. Where your junk goes names the places.

  4. 04

    The cleanout

By now the house holds only what nobody is keeping. You don't need to carry it out, or be there for it.

How we handle it: It starts with a walkthrough, in person or from photos, and an exact quote before anything moves. On the day we work room by room, and most houses are done in a single day. The fridge doesn't need draining first, a hardened can of paint rides with everything else, and the garage shelf of cleaners and chemicals comes too if you tell us what's there.

  5. 05

    The final sweep

Walk the empty house once more before the keys change hands: closets, the basement, the attic, the garage rafters.

How we handle it: The floors are swept before we pull out.

What it costs

Priced by trailer space.

A whole house usually lands in the full-trailer range, $450–$750. One floor, a garage or a couple of rooms often sits in the half-trailer tier, $275–$450. The estimate is free, and you hear the exact number before we start.

If the family wants to do some of the sorting and loading themselves first, a dumpster in the driveway for a weekend can be the cheaper opening move. We'll say so.

What we can't take

Tar, biohazards, lead or asbestos-containing materials, fuels, oil, liquid paint and full propane tanks. Sharps and medical waste need a specialist too, though the hospital bed, lift chair and walker can go. Old fuel and oil go to a household hazardous waste collection instead.

Almost everything else in a house we take. If you're unsure about something, send a photo and we'll tell you straight.
